Seaside Farms has luxury town homes, single family homes and condos. This is the closest Mount Pleasant subdivision to the Isle of Palms beach. This self-contained, mixed-use subdivision has something for anyone. The subsections include:
–Winward Point is a 3 story luxury condominium just minutes away from the beach. The property is located just off the Isle of Palms Connector right in the center of Seaside Farms. The property has lovely lakefront views surrounded by majestic oaks and magnolia trees. Amenities include an elevator and swimming pool. The regime fee includes the building insurance. Mainly occupied by retired seniors, these condos were built around 2006, with very nice finishes. WINDWARD POINT ties in to the shops at SEASIDE FARMS where there is shopping and dining.
–The Marais are luxury townhomes at SEASIDE FARMS. With pretty nice finishes, they were built in the late 90’s – early 2000’s. Parking is underneath and each unit has elevator shafts. With 2 to 3 bedrooms, some are one level, but many are two levels and sizes range from 1,500 to 2,000 square feet. There is a swimming pool and MARAIS is near the commercial section of SEASIDE FARMS. One aspect to consider would be the regime fees which is a little bit more expensive than other condominum complexes, possibly due to its proximity to the ocean. Costs to maintain and also insurance, is the reason for higher regime fees. A wonderful neighborhood for people who like low maintenance with great access to Isle of Palms and other areas of Charleston.
–Magnolia Woods at Seaside Farms was developed by national home builder, Centex. There were seventeen floor plans and various elevations that buyers selected from when these homes were first built. The homes range in size from 1912 to approximately 3212 square feet. There are approximately 260 homes in Magnolia Woods.
–Wild Olive subsection is a 66-home Centex development. The subsection is the closest to Rifle Range Road and opened in 1999 and sold out within the first year.
–Cathedral Oaks features gracious, lowcountry-style custom built homes. There are 72 home sites and a majority of these properties have marsh and expansive intracoastal waterway views.
Homeowners of Magnolia Woods, Wild Olive and Cathedral Oaks can all use the community amenity center which offers a junior Olympic pool, playground and walking trails.
All right, so we’re coming out of the backside of SEASIDE FARMS. We’re going to start to move toward the commercial district of SEASIDE. One subsection of SEASIDE that I want to ride you guys through is WINDWARD POINT and this are mainly people who are retirement age. It’s not part of the Franke Home which SEASIDE FARMS is tied into. The Franke Home is an offshoot of the Lutheran Church that ministers to people of age. And WINDWARD POINT is a really great set up if you’re retired and you don’t want steps. These are condos, not townhomes. But they have a central elevator; two of them. They all have lake views off the back and I don’t know if we can see it through the pull through that we’re going through right now but you’ve got really good views. You go out to the pool and the lake behind that. But these, again, would be good if you’re wanting one floor living and elevator access. And the finish level, honestly, on this is pretty good. These were built, I want to see, about 2006. They sold on paper pretty quick and the economy started to turn the other way, I guess, as they were finishing them up. A couple of them sat, but I don’t believe there are any on the market right now, but it’s a very small complex and it ties in very neatly into THE SHOPPES AT SEASIDE FARMS. And you have a grocery story back here, a Harris Teeter, used to be a Piggly Wiggly
All right so, we’re coming out of the main neighborhood of SEASIDE FARMS. Back to our left is the commercial district of SEASIDE FARMS and we’re going to go up there in a few minutes. But first of all, we’re going to ride back here and look at some of the townhomes and condos. Over to our left is going to be a condo neighborhood called LONG GROVE. We’re not going to ride back through there, but those were apartments that were condo’d off during the boom last time. So, they’re apartment level finishes. One thing to keep in mind about condo conversions which is what those were..your sound proofing is not going to be that good. You’re not going to have as much insulation. An apartment do not have to be built to the same standards as a condo does. But those were sold off and pretty much have been redone. At least exterior, new roof, siding has been redone in most places. From what I understand, the regime is in good shape and the regime is just money that manages the insurance and the upkeep of the properties. So everything seems to be good back there. But where we’re going right now is MARAIS which is also inside SEASIDE FARMS. And these were built with more of a luxury buyer in mind. Pretty good finishes. I mean they were built in the late ’90’s and 2000’s. So you know, it was a pretty good time for finish quality. Nothing like you’re going to get in a brand new house, but a lot of these…they’re attached just like townhomes. You park underneath them. All of them have elevator shafts in them and some you will find with an elevator already installed, but if you’re not wanting to go up and down all these steps and you kind of like the feel back here, you have the option to put an elevator in. Two to three bedrooms, in most cases. Some of them are all one level. There’s a few of them that are one level. Most of them are two levels, two living levels. A third level if you count the garage. Square footage range anywhere from 1500 to 2000 square feet. They have a swimming pool. Again, tied into the shopping complex that we’re going to ride through in a few minutes. I would say about these is to look at the regime fees, because the regime fees are a little bit more on these than other complexes. And it’s because of its proximity to the ocean which is literally right over this row of trees to our right. So, it’s something to keep in mind….the cost to maintain these as far as insurance. I know they worked to get the insurance down over the last couple of years. I think it’s a better deal than it used to be. Great neighborhood for people who want low maintenance and an area that’s going to offer the ability to get Isle of Palms in a couple of minutes and downtown Charleston, really quick.
