National builders such as Centex, Lennar, and David Weekley as well as custom builders all contributed to the development of Park West. The masterfully planned community of 1700 acres is practically self-sufficient and began in 1997. For example, there is a Publix (grocery store), daycare facility, medical offices, fitness center, and retail facilities, veterinarian, elementary and middle school, and the Mount Pleasant Recreation Facility is all located within walking and biking distance. The 59-acre Recreation Facility features a softball, baseball, football and soccer field. They also have an in and out-door swimming pool. However, Park West has its own amenities as well including two community swimming pools, six lighted tennis courts, a summer kitchen, club house, playground and parks. Park West has a total of 24 neighborhoods. Each neighborhood is distinctive and has a unique theme and price range. From the condos, townhouses, and single family homes , you will definitely be able to find a property that meets your needs and your pocket book. And, then only reason to leave Park West is to go to the beach or to work!
Here is an overview of select Park West neighborhoods/subsections:
Park Island: One of the newest subdivisions, Park Island was released to the public in 2008. The small subsection within Park West consists of 33 home sites varying in size from .421 acres up to 1.437 acres. Prices range from $650,000 to $1,900,000. Several of the lots have individual or shared docks and a few have just crabbing docks. Lots have panoramic marsh, Wando and Toomer Creek views. There is no build time requirement which is a great bonus not to mention the subsection is gated. This is a highly exclusive subsection of Park West.
Arlington: The one and two-story homes in this subsection were built by national home builder, Beazer Homes. The standard features of the 159 homes in Arlington include wood burning fireplaces, 9 feet ceilings on the first floor, and smooth ceilings. Arlington opened in March of 2000.
Tennyson Row: Tennyson Row consists of 49 two-story town homes. There are five different floor plans with 3 to 4 bedrooms. The smallest unit is 1996 square feet and the largest is approximately 2,258 square feet. The town homes have distinctive architectural features as each unit has either wrought iron rails on windows, metal railings, planter boxes and/or shutters with hinges. Each town home comes with a two car garage and has a private courtyard with a white fence that separates the town homes. Inside you will find smooth-finished ceilings, 10 ft ceilings on the first floor and 9 ft ceilings on the second floor. The builders used heavy molding and trim throughout the homes.
The Village: The Village at Park West was developed by national home builder, Centex, and consists of 139 Charleston single style homes with detached garages. Features of the homes include raised slab foundations, Revere vinyl siding, vinyl single hung windows, smooth ceilings, and 36 fireplaces with surround and wood mantels. Six floor plans were built with various elevations, and they range in sizes from 1477 to 2416 square ft. The floor plans include:
Ashley: 2 stories, 3 bedrooms, 2 ½ baths, 1477 square feet (approx)
Dorchester: 2 stories, 3 bedrooms, 2 ½ baths, 1656 square feet (approx)
Hampton: 2 stories, 3 bedrooms, 2 ½ baths, 1735 square feet (approx)
Santee: 2 stories, 3 bedrooms, 2 ½ baths, 1843 square feet (approx)
Magnolia: 2 story, 4 bedrooms, 3 baths, second story porch, 2025 square feet (approximately)
Berkeley: 2 story, 4 bedrooms, 3 ½ baths, second story porch, 2416 square feet (approximately)
Marsh Walk: Marsh Walk at Park West is a subsection of 81 home sites. Speared by national home builder, Lennar, the homes are approximately 4 to 5 bedrooms and are 2200 to 3200 square feet.
The Berkleigh: The Berkleigh subsection was built by national home builder, DR Horton, and consists of 74 home sites. Homes vary in size from 1427 to 3000 square feet, all have two car garages, three bedroom or more and a palmetto tree in the front yard. Several home sites back up to wetlands and/or ponds. The one and two story homes were built on concrete slab foundations. Vinyl siding is the most common exterior but there are some homes with brick or stucco fronts. When built, the standard features of these homes were 9 foot, smooth ceilings on the first floor, vent-less fireplaces, separate tub and shower in the master bathroom, and extensive crown molding.
Pembroke: Ryland Homes, national home builder based out of California, built this subsection of approximately 109 three to four bedroom homes. The subsection is located in the northeast area of Park West close to the river and marsh. In Pembroke, Ryland built a total of five different floor plans ranging in sizes from 2201 to 3088 sqft. Typical features in these homes include fiber cement siding, two car garages, fully sodded yards, trey ceilings, gas fireplace, ceramic tile in the master bathroom, and large front porches. The exterior home colors were done in historic Charleston colors.
Liberty Cottages : patio homes that are perfect for retirement living. Liberty Cottage Management will handle everything. Custom built by Simonini Builders. Life time and traditional leasing are available. Cottage homes feature 2,746 to 3,143 sq. ft. of living space. Health Care Services available for retirees from nearby Somerby of Mount Pleasant (a Continuing Care Retirement Community). In-home physician care. Retirement living but within a community of families of all ages.
Somerby: Rental retirement community located at 3100 Tradition Circle. Private Studio apartments, three delicious meals served daily, and weekly housekeeping and laundry service. Licensed nurse on duty 24/7. Campus styled continued care living with four levels of care. Health services include: Assisted living, Memory Care, Respite Care and Therapy. You can select your own ideal floor plan and there are a wide variety of activities for residents. Developed by Dominion Partners with over 20 years of experience.
The Gates: 98 Attractive duplexes and 196 Town Homes within Park West. Amenities include pool and access to Park West pool, tennis courts and clubhouse. Units are both owner-occupied and investment properties. Originally built by KB Builders. Homes have Vinyl siding and are approximately 1,400 sq. ft. with fenced in backyard.
The Madison: Gated Condominium community in Park West that consists of 11 – 3 story buildings with 20-24 units per building (total 244).
Six different floor plans with size ranging from 704-1282 sq. ft. Features include: large closets, balconies or patios, crown molding, garden tubs
Some units have detached garage. Amenities include: fitness center, sand volleyball court, lighted tennis court, swimming pool, picnic area and car care area.

The Battery: Gated community of condos in Park West featuring 1, 2 and 3 bedroom floor plans. Developed in 2011 by The Wrenn Group. Features: 9 ft. ceilings, stainless steel appliances and designer kitchens. Nestled on a beautiful 30 acre wooded site. Four different floor plans exist: Gibbes, Murray, Moultrie and Tradd. One bedroom units have garage underneath. Two and three bedroom units have screened-in decks. Walkable community suited for many different lifestyles. Amenities: pool, clubhouse, car and dog wash area, exercise area, storage area and Herb Garden. Centrally located and near the Amenity Center of Park West.
Mansfield: 28 town homes in Park West, developed by DR Horton. Built in 2009 with cement siding. One car garage in each unit with low HOA fees which include: landscaping, irrigation, termite bond. 1,4o2 sq. ft. floor plan features 3 bedrooms and flex space downstairs. 1,814 sq. ft. floor plan features huge bedroom downstairs or dual owner suites. Front and rear courtyards and close to the Park West Amenity Center.
Kensington: Three Story town homes built by Lennar Homes with brick veneer and cement plank. Located close to the Highway 41 entrance to Park West. Two car garage and lots of windows. Most were built in 2006 and 2007 and have 3 bedrooms or 4 bedroom units.
Keswick: Brick veneer and vinyl siding town homes. Built by Centex Homes. Conveniently located near the entrance of Park West Hwy 41. Completed in 2000, these beautiful town homes are perfect for retirees, first time homeowners or as a 2nd home. Four different floor plans with
sizes ranging from 1800-2400 sq. ft. Each town home has either 1 or 2 car garage/s and private patios, some that are screened. Streets are lined with sidewalks, palm trees and a small fountain and swing are at end of cul-de-sac for relaxing.
Preston: Upscale Town home Community located in the heart of Park West that offers three award winning designs. Sizes range from: 1,683-2,284 Sq. ft. with 2 to 4 bedrooms. Standard features include: 2 car garages, screened porch, deck, hardwood floors. Exteriors: Cement plank with raised panel ‘carriage style’ garage door.
Cambridge Commons: 18 Luxury brick and cement plank Town homes. Built by Greenhill Partners Development and designed as a transition to the conventional neighborhoods of Park West. Low maintenance living with several different floor plans to choose from. Private courtyard with potting shed, two designated parking spaces per unit and 1o ft. ceilings upstairs and down. Lots of upgrades: Pella Windows, marble countertops, stainless steel appliances.
Hamshire: Luxury town homes filled with Southern Charm, built by DR Horton. Three stories with double porches and most have elevators. Built in 2007, they boast three car garages, double sided fireplaces and sizes range up to 3,600 sq. ft.
Foxmoor: One of Park West’s original Single Family neighborhoods. Built mostly in 2001 by Centex Homes. Traditional style 3-4 bedrooms with sizes that range from 1800 to 2600 sq. ft. There are multiple entrances connecting to Park West Blvd. and Foxmoor is close to schools in Park West and the Recreational Facility.
Wellesley: Vinyl siding single family homes built by DR Horton. Conveniently located mid-way between schools, recreational facilities and amenity center of Park West. Wellesley homes embody the classic ‘starter home’ and home sizes vary from 1300sq. ft.-1900 sq. ft. One of the best valued, most affordable single family communities in Park West.
Churchill Park: Single Family homes located closest to schools in Park West. Built by DR Horton, these homes have vinyl siding. Residents are within walking, biking, skating distance to Park West Amenities. Homes are with at least 3 bedrooms and are approximately 1,800 sq. ft.
Summerlin: Single family homes with Vinyl siding and cement plank that were built by David Weekley. Summerlin is located on William Hapton Way and were among the first built in Park West. Built in 1999-2000, these are mid-size homes with various front elevations. Located mid-way in Park West between schools, recreational complex and Amenity Center.
Coatbridge: Single Family Homes with Cement plank siding built by David Weekley. This neighborhood is located near Toomer Creek, in the middle of Park West. Half of the homes back up to an interior pond on the exterior of Toomer Kiln Circle. The average home has at least 3 bedrooms and sizes range from 2300 to 3300 sq. ft.
Wheatstone: Single Family Homes with Cement Plank. A wonderful blend of homes from custom builders located on a beautiful marsh front in this subsection of Park West. Homes are of traditional design and the average size is around 3,000 sq. ft. with 4 or 5 bedrooms and at least 3 baths.
Tenneyson: One of the first premium Park West neighborhoods with larger lots about .25 acres. Stunning waterfront water front subsection that is graced with live oaks. Tenneyson also has a lovely leisure park with playground. Generous size homes are 2700 sq. ft. and up. These are custom built homes with cement plank, stucco and brick.
Melrose: Custom Single Family homes with Brick Veneer and cement plank. Melrose is a beautiful secluded area in Park West with Waterfront homesites with only 13 homes.
Andover: Ashburton Way is the only street in this Park West neighborhood and on one side of Ashburton, homes back up to ponds and woods.
On the opposite side, homes back up to an expansive marsh, tidal creek and water views. A very unique location with standard .25 -.35 acre lots
Custom cement plank homes make up Andover which connects to prestigious Park Island.
Masonborough: Custom built brick and cement plank luxury homes built along West Canning Drive and Beckenham Drive. Nestled near the back of Park West, it is a beautiful wooded neighborhood with spectacular water front and marsh views. Some home sites have docks on deep water.
The average square footage of homes in Masonborough range from 3,500 to 4,500 with lot sizes from .25 to over .50 acres.
Bergenfield: Single family custom built homes of cement plank. Bergenfield is a refined enclave of Classic Charleston style row homes, situated on premier waterfront property. There are only six homes and most are just under 3,000 sq. ft. Relatively small lots at .15 acre. Built in 2006 and 2007.
We’re off of Hwy. 17 and have just left CAROLINA PARK, and headed south into PARK WEST, a planned community. We’ve done a video of it in the past, but today we’re going to ride through and see all the neighborhoods and give you some input about what I think about PARK WEST. There are three schools, Cario, Pinckney and Laurel Hill, two grade schools, Pinckney and Laurel Hill and Cario is the middle school. You have a Publix Grocery Store at the front and shops and restaurants, Joey’s Bag of Donuts, pizza places…..things you would use on a daily basis; doctors’ offices, dentist, and you also have a fitness center. Eastshore Athletic Center is back here, so if you live back in PARK WEST, you really don’t have to leave to do the things you would normally do, in the course of your week or day. It does tie in, via a road to our right, that goes into Wando High School in CAROLINA PARK. Over to our left, behind the row of trees, is the row of schools that I’ve mentioned. I don’t know if we’ve ridden back into the parks before, but there are baseball fields, soccer fields, an indoor swimming pool and indoor basketball courts…..everything you could want or need with respect to recreation, at the Town of Mt. Pleasant and Charleston County Recreational Park. With PARK WEST, as you enter, the least expensive homes are in the front and most expensive are in the back, so we’re going to start by heading through the least expensive single family neighborhood.
Heading out toward Hwy. 41 inside of PARK WEST, we’re going to run in to the Swim and Tennis Club which services all of the neighborhoods within PARK WEST. There are two pools that are joined by a common area and you have a fitness center at the very back and tennis courts. So if you live in PARK WEST, you have access to all of this. The pools are open seasonally and the fitness center and tennis courts are open all year round. This does a pretty good job of handling the needs for PARK WEST pools, but I think at some point they will need to add another pool just to handle all the additional property owners. This was built in the early 2000’s so I think we’ll see additional amenities. I don’t know when that might be, but its just my opinion. Over to our left, you can see PRESTON, which is a subsection we’re going to ride through in about 15 seconds.
