The Longpoint subdivision of 697 homes is broken down into several subsections featuring starter homes to executive, waterfront homes that back up to Horlbeck Creek. When entering this subdivision, the main road eventually leads you to the Palmetto Islands County Park. The Park is 940-acres and offers a water park, picnic areas, walking and biking paths, boat rentals and more.The Longpoint subdivision, however, offers its own community pool, club house, tennis courts, soccer field and children’s playground. Longpoint offers something for everyone. A must see! And, it is conveniently located within Mount Pleasant next to Boone Hall Plantation. Side note–My wife lived in Longpoint prior to our marriage. She loved it — lots of trees, really close to Charleston.
Subsections of Longpoint
Rice Hope – Homes in the Rice Hope subsection are larger with bigger lots. Exteriors are stucco, hardy plank, brick, and vinyl in this section. Some of the home sites have creek views, deep water with docks or views of Boone Hall Plantation. Homes were constructed from the 1980’s to 2000.
The Enclave – A Longpoint subsection of single family homes, most of which were built between 1996 and 2000. Homes sizes in The Enclave range from 2,400 to over 4,000 square feet. Most homes are 4 to 6 bedrooms with 2 to 4 baths.
Mount Royall – Built between 1989 and 1994, these single family homes range in size from over 1,400 to over 2,000 square feet making Mount Royall a subsection of smaller homes.
Plantation View – Built between 1992 and 2000, Plantation View in Longpoint is a single family subsection of larger homes and lots. Most of these homes are well over 3,000 square feet with 4 or 5 bedrooms and 2 1/2 to 3 1/2 baths.

Mt. Pleasant has just put in a round-a-bout in front of LONGPOINT. Before it was difficult to get in and out of this neighborhood and now with the traffic circle, its very easy and looks really nice. This neighborhood, LONGPOINT, was created in the 80’s and its major two sections are LONGPOINT itself, and THE ENCLAVE which we will drive through later. Most of the homes are wood sided and range in size from 1300-5000 square feet. Some were originally tract homes and some were custom built. Right now, we are driving through an area with tract homes. I really love this neighborhood because you have beautiful trees……well established so it has a very comfortable look. A lot of the homes were built with the lowcountry style in mind and the prices range from $300K in this section all the way up to $1 million plus. If you can find a home that has been updated and renovated at a good price, you have done very well. Some of these homes do need to be updated. If you are willing to purchase and renovate a home here, you will get a good return. On this side, you will see some custom built homes and thankfully, the developer left some of the beautiful Live Oaks that line the road. Behind some of the homes is Horlbeck Creek and the houses also have docks, a really nice bonus. Of course, prices increase with larger home, bigger lots and addition of creek views and docks.
Driving in to THE ENCLAVE at LONGPOINT, homes range from $350-$700K. There aren’t as many mature trees, so it has a newer feel. Lots a smaller homes here, that were built in the late 90’s to 2005, 2006. While it has a custom built houses, some of the homes are higher end tract homes. Some of the houses have views of the marsh and Horlbeck Creek. The homes also boast hardi-plank siding, nicer and more durable than the traditional wood or vinyl siding. It’s actually cement board which is easier to maintain. There are brick homes as well. There are small ponds in the THE ENCLAVE, which makes for a nicer feel. Typically, the ponds are built for run-off, but are a nice addition.
We’re going to take a drive through the Amenities Center at LONGPOINT. It’s toward the back of the neighborhood; there is a volleyball court, tennis courts, club house, and behind the club house is the pool. A soccer field and playground are just past the club house….a very nice amenity center at LONGPOINT.
We are now in Palmetto Islands County Park that is run by Charleston County. What’s nice about it, is that it’s really a nice amenity if you live in LONGPOINT and great for anyone who lives in Mt. Pleasant. We have access for $1.00 or you can buy a gold pass and come any time during the year. Its great for biking, walking; you can bring your kayak, go fishing or crabbing off their docks. There are miles and miles of walking trails and two huge playgrounds which is really nice for the kids; one is called The Big Toy, which they completely renovated a few years ago. Its a great place to have birthday parties. There is also a tower that overlooks Horlbeck Creek and the marsh and it has a really fun slide. Palmetto Islands County Park is great for picnics. There are shelters all throughout the park where you can have parties if you’d like to rent a shelter. Always nice and cool because of the shade. The county does a wonderful job of maintaining it. I always tell people…..I use to work here as a camp counselor when I was in graduate school and it was probably one of the best jobs I ever had. We did crafts, had field games and went kayaking. We took the kids crabbing and canoeing. We went on bike rides and every afternoon we went to the water park. There is a dog park; a small one and a larger enclosure for dogs. The guys at the gate always give dogs treats when you enter. One of the best features is the water park. Its called Splash Island and is open from May to September…..also a great place to have a birthday party. It just a super place to bring the kids, go down the water slide and just enjoy summer.
