Cassina Plantation

Centrally located, Cassina Plantation is one of the few subdivisions in Mount Pleasant (off of Rifle Range Road) with large lots (.7 to 3+ acres). This is a rarity and in addition, the neighborhood allows horses! There is also a private riding trail within the subdivision. Properties do not come on the market very often. This subdivision is close to Towne Centre, a great shopping and dining complex, Seaside Farms and the beaches Isle of Palms and Sullivan’s Island.

We’re almost across the street from SHELLPOINT and we’re right up the street from OAKHAVEN PLANTATION. And we’re in CASSINA PLANTATION. About 56 homes that were built sporadically from the 1950’s to the late 1990’s. These homes reside on much larger lots. You’re probably not gonna find too many places in Mt Pleasant…as I ride through here, I don’t think there are too many places I can think of, especially this close to downtown Charleston that have lots this size. Some homes have views of the marsh, some have views of the intracoastal waterway and lakes back here. Nothing that you’re going to put a boat on, but I guess ponds. Again, centrally located. But again, a lot of times people approach me and they tell me they don’t want to be on top of their neighbor. And this would be a place that you would go where you would definitely not be on top of your neighbor. Probably a pretty loose homeowners association with only 56 homes. Generally you would find with these older neighborhoods, the Home Owner Associations are much less stringent. If you look at something that was built in the ’50’s in Mt. Pleasant and you read the home owners association documents, you’re talking about a one page piece of paper that outlines 3 or 4 points. You know, you move into a newer neighborhood that was built in the last 10 years, it’s 50 pages of what you can and can’t do. So, I think there’s some benefit in buying in a neighborhood that doesn’t have overly far reaching home owners association. As long as that’s what you’re looking for, I suppose.
